The Town of Pelham is putting five properties on Farr Road up for sale by public tender next month as part of a municipal tax sale.
Tenders will be accepted until 3 p.m. on Nov. 4, 2026, at the Pelham Municipal Building at 20 Pelham Town Square in Fonthill, according to a public notice issued by the town under Ontario's Municipal Tax Sale Rules. The tenders will be opened publicly the same day, as soon as possible after the 3 p.m. deadline.
The properties
All five parcels are on Farr Road in Pelham, in the area of Lot 16 and Lot 17, Concession 14. Each is identified by a separate roll number and file number, ranging from File No. 24-08 to 24-42.
Assessed values from the last returned assessment roll range from $100,000 to $121,000, for a combined total of about $527,000. The town cautions, however, that assessed values may or may not reflect current market value, and it makes no representation about title, road access or any other matters relating to the lands. Prospective buyers are responsible for verifying those details themselves.
How to bid
Tenders must be submitted in the prescribed form and accompanied by a deposit of at least 20 per cent of the tender amount, payable by certified cheque, bank draft or money order made out to the municipality. The prescribed form is available through the Government of Ontario Central Forms Repository, listed under the Ministry of Municipal Affairs.
The sale is governed by the Municipal Act, 2001 and the Municipal Tax Sales Rules. The successful purchaser must pay the amount tendered plus accumulated taxes and any applicable taxes, such as land transfer tax and HST. The town notes it has no obligation to provide vacant possession.
There are also federal and provincial restrictions bidders need to know about. Under the Prohibition on the Purchase of Residential Property by Non-Canadians Act, which took effect Jan. 1, 2023, non-Canadians are barred from purchasing residential property, and the town makes no representation about whether bidders comply with that law. Prospective tenderers are advised to seek legal advice before participating.
Transfers of properties containing one to six single-family residences to non-residents of Canada or foreign entities are also subject to the province's Non-Resident Speculation Tax.
The town adds that where a qualifying first-time homebuyer claims a refund under the Land Transfer Tax Act, the purchaser will be required to retain legal counsel to complete the transfer.
